- Rent is due on the First of each Month, regardless of the day of the week on which it falls!
10% Late Fees begin on the fourth day it is not paid in full. You can leave checks made out to Parker & Associates in the drop box, but always walk cash into the office!

- Lock-out fee is $40 after business hours.
- P&A is responsible for maintenance, but Minimum Tenant Charge is $48 for any damage or misuse.
- If your lease does not allow for a pet, remember that your security deposit will be forfeited if you break your agreement and the pet must be removed from the premises immediately.
- You cannot terminate your lease early. If your situation changes, please let us know and we will be happy to accommodate a sub-leaser!

When do you start leasing for the upcoming fall semester? All of our Tenants must let us know if they are going to renew for the next year by January 31. If they do not renew by this deadline then the unit is available to lease for the upcoming fall. We start leasing for the upcoming fall on February 1 of that year.
Is there a waiting list? We used to have a waiting list but it created more problems than it solved. We no longer offer a waiting list but will accept appointments to see units one week prior to February 1.
Do you do short term leases? Generally we do not offer short term leases except in special situations. We will not know if we have any units for short term leases until June of each year. All of our leases are 12 month leases.
Is there an application fee? There is a $25.00 application fee for each tenant.
Do you require a parental guarantee? If you are 18 years of age we do not require a parental guarantee.
How much security deposit is required? The security deposit is equal to one month's rent.
What do I have to do to get my security deposit back? Included in each lease is a security deposit policy that lays out all of the requirements to receive your deposit at the end of your lease.
When is rent due? Rent is due on the first day of each month. There is a three day grace period to pay rent. After 5:00pm on the third day of the month rent is considered late.
How do I pay rent? You can mail the rent, drop it off at our office, or put it in the drop box located on our door facing Bloomfield Street.
What is my late fee? Normal late fees on all of our residential leases is 10% of the outstanding amount. Additional late fees apply if rent is not paid prior to the 6th of the month.
Do you accept credit cards? At this time we do not accept credit cards, only cash, check or money orders.
Can we pay with separate checks? All roommates are on the same lease. Because there is one lease we only accept one check, cash or a one check and cash combination.
Can I have pets? Most of our properties do not allow pets. We have a limited number of units that do. Please be sure to ask.
How do I get out of my lease? Unless you are in the military there are no provisions for early termination of the lease. You may sublease the unit or find someone else to take over your lease. Please talk to us about the requirements.
How can I switch roommates? The only way to switch roommates, or modify the lease, is to have all parties on the lease agree to the change, and fill out appropriate paperwork.
When do I pick up my parking permit? A week or two after school has started notices will be posted on everyone's door to let them know the procedure for parking stickers.
Can I get extra stickers? No. Each of our properties has only enough parking for the residents. All visitors will park at their own risk.
Is the apartment painted between every tenant? There is no law or requirement that says the unit must be painted between every Tenant. However, most of our units receive some kind of touch up paint between leases.
What is considered normal wear and tear? There are many thoughts on what is considered normal wear and tear. It is our opinion that cleanliness is a separate issue from normal wear and tear. What do I do if I have a maintenance problem? You may call our office at 546-0600 to report any maintenance issue. Or you may fill out the maintenance request form by clicking here.
What is considered an emergency? Running water of any kind is an emergency. If it is below 40 degrees and your heat is out, as well as not being able to secure the apartment. Air conditioning going out is not an emergency but will be handled as quickly as possible.
What happens if I have an emergency after hours? Call our office number at 546-0600 and you will be connected to our answering service. One of our staff is on call at all times and will respond in case of an emergency.
What do I do if my toilet overflows? Immediately turn the toilet off by closing the valve on the wall behind the toilet. Call the office and someone will discuss the problem and send the appropriate repairman.
Why am I being charged for a maintenance call? If you call and report a problem and the repairman can find nothing wrong then that service call is charged to the tenant. If you report a problem and the repairman determines that you were the cause of the problem then the repair will be billed to you.
What are the most common charges for a tenant charge? Clogged toilets and garbage disposals are by far the most common charges. You should own a good plunger and have used it before reporting a stopped up toilet.
What if I lock myself out of my apartment? If it is during office hours then you may come by and borrow a key to let yourself in. After business hours you may either call a locksmith or call our answering service. The person on call will come and let you in for a charge of $40.00.
What happens if my garbage disposal is not working? Call us and we will talk you through the procedure for resetting the disposal. If that does not fix the problem we will send out a repairman. Just remember that if you put something in the disposal that has locked it up you will be charged for the service call.
What do I do if the lights don't work in my bathroom? Many times a hair dryer may trip the circuit. Look on the outlet of that bathroom (it may be in the other bathroom) and push the reset button on the ground fault circuit. If that does not fix the problem, call the office and turn in a work order.
